The deadline is the brief

Rent is running from day one of the lease. We plan backwards from your occupation date and publish a weekly programme you can hold us to.

Landlord and authority approvals

Fit-out drawings, method statements, insurance and NOC paperwork prepared to your building's manual — and we sit in the approval meetings.

Work around a live business

Phased zones, night and weekend shifts, dust barriers and daily make-good so your team or your customers are never locked out.

Fire and life safety built in

Fire-retardant finishes, rated doors, sprinkler and detector coordination — designed in from the start, not retrofitted at inspection.

How a fit-out runs

Six stages, one project manager

A commercial project has more approvals and more trades than a home, so it gets a heavier process. You still only have one person to call.

Brief and site survey

Headcount, covers or seat count, the lease dates, the landlord's fit-out manual and a measured survey of the shell.

Test fit and budget

Two or three layout options against the same brief, each with an order-of-magnitude cost so you can choose on facts.

Design and BOQ

GFC drawings, MEP coordination and a line-item BOQ. This is the number the contract is written against.

Approvals and mobilisation

Landlord submission, insurance, gate passes and site setup. Long-lead items released to the factory.

Execution

Weekly programme, a single project manager, daily site photographs and a fortnightly cost report against the BOQ.

Snagging and handover

Joint snag walk, closeout file with as-builts, warranties and material certificates, then defect liability.

From about 2,000 sq ft upwards. Below that the mobilisation cost stops making sense for you and we will tell you so rather than take the job.

Both. Most clients take turnkey because a single point of responsibility is the whole reason to hire us. If you already have a contractor, we will do design and BOQ and stay on as the reviewing consultant.

Per square foot for the turnkey scope at concept stage, converted to a line-item BOQ before the contract. Variations are quoted and signed before they are executed — never billed as a surprise at the end.

Yes. We phase the space, run noisy and wet work outside business hours, and make good every morning. It adds roughly 15% to the programme, which we quote upfront rather than claiming later.

We handle electrical, lighting, low-voltage and HVAC distribution within the fit-out, and we coordinate with your IT and AV vendors. Base-build HVAC plant and firefighting mains stay with the building.

Commercial work is invoiced with GST against your GSTIN so the input credit is available to you. We issue a tax invoice per milestone with the BOQ reference on it.
